IS REAL ESTATE THE BEST INVESTMENT IN AMERICA?

December 29th, 2008 . by Eric Martin

What else besides real estate? What else is there? Is there, for example, any pride of ownership in two hundred shares of some fly-by-night stock? Is it fun to buy mutual funds? Do you derive any emotional benefit from plunking down hard-earned cash in the municipal bond market? Are you providing for one of human beings’ most basic needs on this earth by investing in stamps and coins? Very probably not.

That is why it is so important for anyone who wants to become a real estate investor in America and acquire personal satisfaction and financial success as a real estate investor, must read and practice all of the investment principles provided by Dr. Eric Martin in his text entitled “100% Financing When Buying Real Estate”.

First, the more traditional ways of earning money by saving or investing it have been completely debunked as myths. And the bottom line is this: The longer you simply save your money, the less and less it is worth. So, if you are going to stay ahead of the inevitable onslaught of inflation, you must do better than a savings account.

Second, real estate is shown to be the only type of financial investment you can make which contains all four of the most important criteria for investing in the first place: Income, Depreciation, Equity, Appreciation and Leverage. You can invest in real estate even though you have no money to invest. You can purchase rent-producing property using Other People’s Money (OPM), which then generates income for you. Your investment will almost automatically appreciate in fair market value, making the money you have invested (which may not even be yours—yet) grow faster and greater and ultimately produce an Return on Investment (ROI) that boggles the mind. In the eyes of the Internal Revenue Service (IRS), your property depreciates, and this allows you to deduct from you overall income, which thus reduces the amount of your tax liability.

Third, Dr. Martin outlined in his text, “100% Financing When Buying Real Estate” how anyone aspiring to become a real estate investor in America and follows the investment principles may become financially independent and/or become a milliionaire within a period of ten (10) years. I ask you, what other type of investment vehicle will allow the average American to achieve such financial success?

Fourth, and finally, there is a great deal of pride that you can feel when you can actually physically see the results of your investment efforts. A rental property is something you can see and touch and take care of. You can make it look equally good to others, too, so much so that they will want to come and spend their lives inside your investment property. They will actually thank you for living there, and they’ll willingly pay you rent for the privilege. You are providing for one of their most basic needs on this earth: shelter.

As an American, you should enjoy investing in real estate. It is fun to shop and buy and collect and sell. You should be proud to own property that other people can live or work in. You are doing good for your fellow man and/or woman, and you are making money and building your net worth in the process. It is a win-win situation for everyone involved. You just can’t beat investing in real estate. God Bless America!
